Susan is a commercial property law specialist with more than 30 years’ high-level experience.  

She has a diverse client portfolio which includes private investment companies both UK based and offshore, commercial landlords, retailers, corporate occupiers, developers, charities, landowners, high net worth individuals and family offices. 

Susan advises on commercial property investment of all types including office, retail, mixed-use buildings, leisure, and warehousing and on commercial property leasing and portfolio management, having acted for corporate, institutional and private investors and landlords over many years. She advises a broad range of commercial occupiers including household-name retail tenants, warehouse and distribution operators and corporate occupiers. 

She often works alongside Keystone corporate colleagues dealing with the real estate aspects of transactions involving acquisitions, sales and financing of property-investing corporate vehicles whether portfolio or single asset, both established and special purpose. Susan also works with Keystone planning colleagues when planning advice is needed for her transactions. 

For transactions involving overseas investor clients she works closely with overseas counsel and trustees.

Susan advises on commercial property investment, including high-value sales, purchases and sale and leaseback transactions for corporate clients, family offices, and high-net-worth individuals. 

 

Experience

  • Acted for an overseas client on their acquisition of a £35 million portfolio of industrial properties. 
  • Acted for a family office on the acquisition of a £250 million central London office building. 
  • Acted for a private investment company on the acquisition of a mixed use investment property comprising hotel, retail and residential premises, the letting of the hotel premises to a national hotel operator and the subsequent disposal of the site. 
  • Acted for a distribution company on the sale and leaseback of warehouse premises. 
  • Acted on the purchase and leaseback of industrial property for an overseas client. 
  • Acted for an institutional client on the sale of a £300 million portfolio of multi-let commercial properties. 
  • Acted for a charity on the acquisition of a regional retail estate. 
  • Provided the real estate advice on the acquisition and of the corporate owner of a substantial mixed use property for re-development, including financing. 

Susan acts for retail and corporate tenants for their occupational leasesrelocations and portfolio rationalisation across commercial property assets. 

Experience

  • Acted for a national retailer on the acquisition of multiple store units in shopping centres, high streets and designer outlets, together with renewals and disposals. 
  • Acted on the leasehold acquisition of multiple sites for a leading distribution company. 
  • Acted for a publishing house on the acquisition of their HQ and satellite premises. 
  • Acted on the acquisition of HQ leasehold premises for a range of corporate occupiers with disposals of their former premises. 
  • Acted for professional firms on their acquisition of leasehold HQ and satellite premises. 
  • Acted for a nationwide high-street retailer on their portfolio of shop units, including lease renewals. 
  • Acted for a world-famous leisure provider on the leases of their flagship and other central London facilities. 
  • Acted for an IT company on their acquisition of new HQ premises. 

Susan advises landlords on lease negotiations and estate management, including lettings to retail and office tenants, investment disposals, and ongoing property management of both single assets and large portfolios. 

Experience

  • Acting for the corporate owner on the letting and management of their shopping centre portfolio. 
  • Acting for the corporate owner on the letting and management of a substantial mixed-use portfolio.  
  • Acted for the landlord on the letting of a £280 million landmark trophy building in Mayfair to a luxury brand retail tenant on their first entry into the UK market. Advising the landlord in relation to the tenant’s £100 million fit-out works to the building to create their UK flagship store, together with re-financing for the landlord 
  • Acted for the developer on pre-lets of commercial occupation units on their mixed-use development site. 
  • Acting for a charity on the letting and management of their substantial commercial property portfolio. 

Susan handles prime residential sales and acquisitions for high-net-worth individuals and family offices, often involving complex structuring and integration with wider commercial or investment property interests. She also acts on residential acquisitions and disposals for directors of corporate clients and their family members.  

Experience

  • Acted on the sale of a £45 million house in Mayfair. 
  • Acted on the acquisition of several apartments, with purchase prices each around £8 million, in the Regents Park area. 
  • Acted on the acquisition of several multiple-million pound Mayfair apartments for family office investor clients and their subsequent disposal. 
  • Acted on the sales/acquisitions of several houses in St John’s Wood, with prices ranging from £6 million to £15 million +. 
  • Acted on the £16 million acquisition of a house in Hampstead and the financing for its subsequent development. 

Susan advises developers on mixed-use and residential schemes, including site acquisition, forward funding and letting and for landowners on options/overage agreements. 

Experience

  • Acted for the developer of residential blocks in central London. 
  • Acted for the developer of multiple commercial buildings re-purposed by conversion to residential, with unit numbers ranging from 30 to 150. 
  • Acted for the developer of a town-centre regeneration project in partnership with the local authority and with CPO involvement. 
  • Negotiated options and overage agreements with national house builders for landowner clients. 

Susan advises high-net-worth and ultra-HNW individuals and families on prime residential and investment property transactions, portfolio management, and complex structuring.

Experience

  • Acted on the acquisition and disposal of prime central London residential premises for an HNW family, with values ranging from £6 million to £45 million. 
  • Acted for an HNW family on their acquisition of a portfolio of properties in the leisure sector, involving overage clawback provisions.
